Walk your driveway, patio, and walkways this week and look for the dried outlines where water sat. Those chalky rings and thin silt lines are a free map of every low spot and drainage fault on your property.

Storms on Tuesday, August 11 dropped 2.07 inches of rain on Dayton, breaking a daily record of 1.86 inches that had stood since 1915, according to the National Weather Service office in Wilmington. Dayton Daily News covered the record and the flooding that followed across the Miami Valley, including water over roadways in low-lying areas.

A storm that size is a stress test. Slabs that drain correctly shrug it off, and slabs that do not show you exactly where they are failing.

Standing Water Is a Slope Problem, Not a Rain Problem

Concrete does not absorb a storm. It either sheds the water or it holds it.

Flatwork is normally placed with roughly an eighth to a quarter inch of fall per foot, pitched away from the house. That is enough to move a heavy rain off the surface within minutes of the sky clearing.

If water was still sitting on your driveway slab hours after the rain stopped on the 11th, the pour is flat, settled, or pitched the wrong direction. None of those fix themselves.

Water Tracking Toward the House

Look at the silt line where the patio or walkway meets the siding. If the debris collected against the wall instead of at the outer edge, that slab is feeding your foundation every time it rains.

This is the most expensive problem on the list and the easiest one to ignore.

Undermining at Slab Edges

Fast-moving water pulls the gravel base out from under the edges of a slab. You will see soil washed away along the driveway apron or a gap opening under a walkway.

The concrete is fine. The support underneath it is gone, and the slab will crack under load within a season or two.

Cracks That Opened Up

Existing hairline cracks let water into the base. When that water saturates the subgrade, the slab moves and the crack widens.

Compare a crack today against a photo from spring. Any measurable change means the base is holding moisture.

Sunken Sections and Trip Edges

Public walkways and private ones both settle when the soil under them washes out. A section that dropped a half inch after this storm is now a trip hazard and a puddle in one.

Check Your Downspouts First

Most concrete damage in Dayton neighborhoods does not come from the storm itself. It comes from a downspout dumping concentrated roof water onto one spot of slab edge or joint, thousands of gallons at a time.

Walk each downspout and see where the water actually went. Extensions should carry discharge at least four feet past any slab edge and onto grade that slopes away.

If a retaining wall sits below that discharge point, check it too. Saturated backfill is the main reason retaining walls bulge and lean, and a record rain is exactly the load that starts it.

Repair, Replace, or Regrade

Not everything the storm revealed needs new concrete. Judging that correctly is what keeps the bill reasonable.

Cracks under a quarter inch on a slab that still drains are candidates for sealing and patching. That buys years when the base underneath is stable.

A slab pitched toward the house is a different situation. You cannot re-slope existing concrete, so the panel comes out and goes back in with proper fall.

The same logic applies to a patio that has been holding water against a door threshold. Grinding the surface does not change the pitch, and adding a topping layer usually makes the drainage worse.

What to Do in the Next Two Weeks

  1. Photograph every stain ring, silt line, and crack while the evidence is still visible.
  2. Measure any slab that dropped at a joint and note the height difference.
  3. Run a hose at each downspout and watch where the water travels.
  4. Clear silt out of control joints so they can still move as designed.
  5. Hold off on sealing anything until the slab and base have fully dried out.

Ohio gives you a narrow window here. Between now and the first hard freeze, water sitting in a crack or under a slab has one more job to do, and freeze thaw cycling will widen every fault the storm just marked.
